Pensacola Beach Board Approves 17 Story Condo Concept

The proposed residential tower would be built near Casino Beach between the Hampton Inn and Crabs on the Beach.
Pensacola Beach could eventually see a new 17 story residential building near Casino Beach after the Santa Rosa Island Authority approved the project concept.
During its September 23 meeting, the SRIA Board ratified conceptual approval for a proposed condominium development from H&S Development.
Where would the new Pensacola Beach condo be located?
The proposed tower would be built between the Hampton Inn Pensacola Beach and Crabs on the Beach, placing it near one of the most heavily visited areas of Pensacola Beach.
Plans presented to the board call for a 17 story building with two levels of parking, a fitness center, swimming pool and 16 residential condominium units.
The project does not currently require a zoning variance.
Short term rentals would not be allowed
According to plans presented to the SRIA, the residential units would not be permitted to operate as short term rentals.
That would distinguish the project from many other condominium developments on Pensacola Beach that are commonly used as vacation rentals.
What does conceptual approval mean?
The SRIA approval does not mean construction can begin immediately.
The project still has to complete additional development reviews and obtain required county, state and federal permits before moving forward.
Additional review will also be required in connection with SRIA floodplain requirements.
For now, the approval allows the project to continue through the development and permitting process.
What happens next?
H&S Development can now continue advancing the project through the remaining approval process.
If ultimately constructed, the 17 story building would add a new residential development near Casino Beach and change the skyline along one of the most visible stretches of Pensacola Beach.
