New Hampton Inn Breaks Ground on Pensacola Beach at Former Clarion Property

A new Gulf-front hotel is officially moving forward on Pensacola Beach.

Innisfree Hotels broke ground Friday on a new Hampton Inn and Suites on Via De Luna Drive, located at the former Clarion Hotel property. The project marks a major new investment for Pensacola Beach and is expected to bring new rooms, jobs, tax revenue, event space, and the beach’s first hotel water slides.

The former Clarion site has been vacant since the hotel was destroyed by Hurricane Ivan.

What Is Being Built

The new Hampton Inn and Suites Pensacola Beach will be a 185,000-square-foot Gulf-front hotel with 215 rooms.

The property is expected to include an enhanced guest experience, event spaces, a large pool deck, water slides, a lazy river, and a two-story restaurant and bar.

According to Innisfree Hotels, the project was designed to be more than a standard beach hotel. Company leaders said they spent years planning the building, food and beverage concept, pool deck, and family-focused amenities.

One of the biggest additions will be the water slide complex, which Innisfree says will be the first of its kind at a Pensacola Beach hotel.

Pensacola Beach Reaches Hotel Buildout

The project is also significant because it represents the final remaining parcel on Pensacola Beach that could be developed into a hotel.

According to the Santa Rosa Island Authority, Pensacola Beach has now reached hotel buildout.

That means the new Hampton Inn and Suites is expected to be the last major new hotel development of its kind on the beach.

For visitors, the project will add more lodging options in one of the most popular areas of Pensacola Beach. For the local tourism industry, it also represents a major long-term investment in the beach’s hospitality market.

A Major Investment in Pensacola Beach

The project is expected to represent a $100 million investment in the Pensacola Beach community.

Innisfree leaders said the hotel is expected to create around 150 new jobs, with many of those positions drawing from Escambia and Santa Rosa counties.

County leaders also pointed to the project’s expected tax impact. The hotel is projected to generate more than $16 million in additional tax revenue for Escambia County through a combination of Santa Rosa Island Authority fees, property taxes, local option sales tax if renewed, and tourism development tax revenue.

That makes the hotel more than a lodging project. It is also a major economic development story for Pensacola Beach and the broader Northwest Florida tourism economy.

Parking and Traffic

Pensacola Beach has long faced challenges with summer traffic, parking, and gridlock, especially during peak travel weekends and major events.

County leaders said parking was part of the planning process for the new hotel.

According to District 4 Commissioner Ashlee Hofberger, the property is expected to include enough on-site parking for hotel guests, workers, and people visiting the property.

That will be an important factor as the beach continues balancing tourism growth with limited space and infrastructure.

When Will It Open?

Construction is expected to begin Monday, with completion anticipated in early 2028.

Once complete, the hotel will add a new Gulf-front lodging option to Pensacola Beach and bring one of the most family-focused resort-style pool areas currently planned for the island.

Innisfree Hotels said room rates are expected to be competitive with other hotels on Pensacola Beach.

Why It Matters

Pensacola Beach is one of Northwest Florida’s biggest tourism drivers, and new hotel development is rare because of limited available land.

This project will bring new rooms, new jobs, new tax revenue, and new guest amenities to the beach while redeveloping a property that has been vacant since Hurricane Ivan.

With hotel buildout now reached, the new Hampton Inn and Suites is likely to become one of the most important hospitality additions Pensacola Beach will see for years.
